This includes the roof, exterior, foundation, structure, electrical, plumbing, heating and cooling, attic, insulation, interior areas, windows, doors, garage, built-in appliances, basement, and crawlspace when present.
How long does a home inspection take?
Most inspections take approximately two to four hours. The exact time depends on the home’s size, age, condition, and the number of accessible systems and components.
Should I attend the inspection?
You are encouraged to attend the walkthrough near the end of the inspection. This gives me time to focus on evaluating the home and then personally show you the most important findings, explain what they mean, and answer your questions.
When will I receive my inspection report?
Reports are delivered digitally and, in most cases, are completed the same day. Your report will include clear photographs, organized findings, and straightforward explanations that can be reviewed on a phone, tablet, or computer.
Are thermal imaging and drone inspections included?
Yes. Thermal imaging is included as a supplemental inspection tool. Drone roof photography is also included when roof access, weather, airspace restrictions, and site conditions allow it. There is no separate charge for either service.
Will you walk on the roof?
The roof will be walked when it can be accessed safely without risking personal injury or property damage. When walking the roof is unsafe or impractical, the roof may be evaluated from available vantage points and with drone photography when conditions allow.
Do new or recently built homes still need an inspection?
Yes. New homes can still have incomplete work, installation concerns, damaged components, or items that were overlooked during construction. An independent inspection provides another careful evaluation before you take ownership.
Is radon testing included with the home inspection?
Radon testing is an optional service that can be added to your home inspection. Professional continuous monitoring provides detailed measurements that can help you better understand the home’s radon level.
