11-Month Warranty Inspection · Cache Valley & Northern Utah
Document concerns before your builder warranty expires.
A new home can develop concerns during its first year. An independent 11-month inspection gives you a fresh look at visible and accessible areas, with clear documentation you can review with your builder before your warranty period ends.
Many homeowners schedule around month 10 or 11 to leave time to review the report and contact the builder.
A careful second look
Know what to bring to your builder’s attention.
The inspection focuses on visible, accessible systems and components, with attention to items that may have changed or become noticeable since move-in. Findings are described in straightforward language and supported with report photos where helpful.
Independent visual inspection
A fresh evaluation of visible and accessible areas, with a warranty-focused review of the home’s condition at the time of inspection.
Clear digital report
Organized observations, photos, and practical recommendations in a report that is easy to review and share with your builder.
Thermal imaging included
Infrared imaging is a supplemental tool used to look for temperature patterns that may warrant a closer visual review.
Areas of attention
A closer look at the parts of the home that matter.
The inspection covers the home’s visible and accessible components. Areas of focus may include:
- Roofing, flashing, penetrations, and drainage
- Exterior siding, trim, sealants, grading, and drainage
- Foundation and visible signs of movement
- Windows, doors, hardware, and visible finish concerns
- Interior walls, ceilings, floors, and visible finishes
- Plumbing fixtures and visible supply or drain piping
- Electrical components and installed safety devices
- Heating, cooling, ventilation, and visible equipment
- Accessible attic areas, insulation, and ventilation
- Garage, deck, porch, and other accessible components
Thermal imaging is supplemental. Temperature patterns can point to areas for further evaluation, but do not by themselves confirm moisture, a leak, or a defect. Findings are considered alongside visible conditions and other available information.

Common questions
11-Month Inspection FAQs
When should I schedule an 11-month inspection?
Many homeowners schedule during month 10 or 11. Allow enough time to receive and review the report and contact your builder before the warranty period ends. Check your warranty documents for the exact deadline and process.
Does the inspection determine whether my builder must make a repair?
No. The inspection documents visible conditions and provides recommendations. Warranty terms, coverage decisions, and repair obligations are determined by your agreement and the builder’s process. You can use the report to support an informed conversation with your builder.
Is this different from a standard home inspection?
It is a visual evaluation of visible and accessible systems and components, with added attention to your concerns and the home’s first-year condition. It does not guarantee that every issue will be found or that a builder will consider an item covered.
Can you inspect behind walls or other finishes?
No. The inspection is non-invasive. Concealed areas, including conditions behind walls, beneath flooring, or inside inaccessible spaces, cannot be directly evaluated.
Are drone roof photos included?
Drone roof photography is included when conditions allow. Use depends on weather, airspace restrictions, site conditions, and other operational limitations.
